Our grounds are designed for dogs that struggle with strangers, other dogs, or visual triggers, and for legally restricted dogs — a peaceful space where both you and your dogs can relax.
While we take every precaution, we can’t guarantee the land is completely escape-proof. It is a huge area. If you have a determined escape artist, we’d recommend accommodation where you can easily see all boundaries at all times.
If you provide your own Super King sized bed linens, your dogs are very welcome to join you on the bed!

The freezer has a 108 litre capacity. It’s 3 drawers in a standard width fridge/freezer. Most We can assist if you require more freezer space.
EE has the best coverage in the area. As such, the Mobile Virtual Network Operators that use EE’s network also offer more reliable signals. Please check which network your mobile provider uses.
We are very rural and mobile phone signals are not the best!
Yes, WiFi is available, though don’t expect super-fast speeds. Most guests find it sufficient for browsing and email.
If you need a faster or more stable connection, you can use an ethernet cable to connect directly to the router, or use your phone’s 4G data if you’re with EE or a network that uses EE’s service. Please check with your mobile provider to confirm which network they use.
Yes, of course! We welcome XL Bullies and all breeds on the Index of Exempted Dogs, and as with every dog here, there’s no extra charge. We were built for dogs who need room to breathe away from the everyday world, and exempted dogs are very much part of that.
We ask two simple things: let us know about your dog — at the time of booking, or as soon as possible if anything changes before your stay — and have a copy of the Certificate of Exemption accessible during your visit, in case it’s needed. As long as you’re meeting the conditions of your exemption, your dog can settle in and decompress like any other guest.
Yes. We’re happy to welcome dogs who hold CDOs. Dogs are truly understood here, and we don’t judge them by paperwork.
We just ask that you let us know about your dog’s order — at the time of booking, or as soon as possible if anything changes before your stay — have a copy of it accessible during your visit, and continue to meet whatever conditions the court has set. Within our private grounds, your dog enjoys the same freedom as every other guest.
No. The Barn’s garden and our 22 acres are private and reserved for your exclusive use. As they aren’t a public place exempted dogs don’t need to be muzzled or kept on a lead while using them.
You remain responsible for meeting the specific conditions of your own certificate or court order — if a court has imposed particular conditions, those still apply.

For your dogs:
We ask that dogs are not left alone in The Barn or anywhere on the property. Even dogs that are perfectly relaxed at home can experience anxiety in new surroundings. For their comfort and well-being, your dogs should remain under direct supervision both inside the property and when enjoying the grounds.
If you need to go out without your dogs, we can assist with arranging dog sitting.
You’re welcome to access The Barn and grounds from 4:00 PM onwards on your arrival day.
On departure day, we ask that you vacate both The Barn and the grounds by 10:00 AM to give us time to prepare for our next guests, and to carry out essential maintenance.
While major grocery retailers (Tesco, Morrisons, and Asda) do deliver to our location, takeaway food delivery services and apps don’t reach our wonderfully rural setting!
We recommend bringing supplies with you or arranging a grocery delivery for your stay.
There are also local dog-friendly pubs and a Country House Hotel for dining, and a small, but well-stocked Community shop in Brechfa (3 miles).
We understand that sometimes circumstances change. Please contact us via email before cancelling through the online system, and we’ll try to assist you with alternative dates or attempt to re-sell your booked dates.

We do not have EV charging facilities on-site, and our insurance strictly prohibits the use of domestic electric sockets for the charging of EVs with so called ‘granny chargers’.
The closest charging station is a 7kW Type 2 charging station (3 miles) which is suitable for overnight or long-stay charging. For faster charging needs, there are several high-speed charging stations located within a 12-16 mile radius, including on the A48 at Cross Hands and in Carmarthen.
Yes — the River Cothi runs along one of our boundaries, and you can reach the water through gates from either the River Meadow or Charlie’s Paddock. The river is fenced from the land, so your dogs only reach the river if you choose to take them there.
The river is beautiful, but its depth and flow can change rapidly — from a babbling stream to a raging torrent. There is also farmland on the opposite bank — for safety we strongly advise that dogs are kept on a lead or long-line if you decide to access the river.
If you’d like to fish, we hold licences for two rods (season permitting).
Please note that our insurers do not permit swimming in the river from our land.
We use a self check-in system with a key safe, making arrival stress-free for dogs who may be anxious around new people.
You’ll receive the key safe code by text message before 2pm on arrival day. The key safe is located on the post to the left of the door.
Please make sure we have your current contact details so you receive the access information, and message us once you have arrived so we know you’re safely settled in.
Other pets may be allowed by prior written arrangement. Please contact us before booking if you wish to bring any non-canine companions.
